Holder Properties proposes luxury condos,
retail stores adjacent to USC
Columbia,
SC – February 16, 2006 – In partnership with the University of South
Carolina Development Foundation, Holder Properties of Atlanta
announces plans for a six-story development of luxury condominiums
and retail stores in the heart of Columbia and adjacent to the USC
campus.
Holder Properties is best known for developing the city’s most
prestigious office building in more than a decade, Meridian, located
at 1320 Main Street in downtown Columbia.
The $43 million project, called Adesso (Italian for “now”), will
transform the corner of Main and Blossom streets where Addams
University Bookstore now stands and become the first upscale
residential structure adjacent to the University.
“It’s an unmatched location in Columbia, especially for USC faculty,
alumni, lawmakers and professionals working downtown,” said CEO John
Holder. Adesso’s proximity to the Vista and Five Points puts popular
dining and entertainment areas nearby as well.
Adesso
will feature 115 one, two and three bedroom units, 6,500 square feet
of street-level retail space and a parking deck. The C-shaped
building will surround a large courtyard and pool area. The main
entrance and lobby will open onto Main Street. Adesso’s exterior
will be finished in stone and stucco to complement its university
setting.
Amenities will include a swimming pool surrounded by an intricately
landscaped garden, a fitness center, a club room for Adesso’s
residents and lobby concierge service. Luxury finishes include
10-foot ceilings, crown molding, hardwood floors, granite counter
tops and stainless steel appliances. Prices will range from $275,000
to $550,000.
Construction will begin this summer and completion is slated for the
summer of 2007.
“Columbians are embracing the return to in-town living on a scale
that most, if not all, similar sized southeastern cities can only
hope for,” said Holder. “With the revitalization of the downtown
district and technology-focused expansion at USC, we believe the
momentum is just beginning.”
Nationally, empty nesters and retirees are flocking to university
towns for easy access to cultural events, educational opportunities
and the energy of a collegiate environment. Adesso is intended to
capitalize on this new lifestyle trend.
Atlanta-based Holder Properties will develop, market, sell and
manage the project. Holder Properties consistently ranks as one of
the top developers in the country and has developed more than 8
million square feet of space valued at over $1.2 billion.
